How does the Joint Venture work?
I put up the funds to acquire the property and we split the cash flow 50-50.
How do you get your money returned?
When we sell the house with owner financing, the money will be returned to me from the down payment received.
What is the maximum amount of money you will invest?
Currently the maximum is around $25K per property, but can change in the future.
If I have not done a real estate deal yet, will you joint venture with me?
I am looking to joint venture with people who have at least some real estate experience buying subject to.
What states do you invest in?
I invest in all 50 states. The property must be located in a metropolitan area with a high demand for housing.
What types of property will you buy?
Condos, single family houses, and land. Property should be habitable and not need major work.
How is title held?
The property will be put in a trust. Title is held in the name of the trust. We both have beneficial interest of the trust.
What is the minimum cash flow you require?
The minimum net cash flow to each of us should be at least $200 per month.
Who will service the note?
A third party servicer will handle all income, mortgage payments, and monthly distributions.
What is the minimum equity spread required?
The minimum equity spread should be at least $20K
